A resubmitted application seeks Site Plan Approval (SPA) from the City of Toronto for an updated plan for The Saint, a 46-storey, Wallman Architects-designed condominium tower from Minto Communities coming to Church and Lombard streets. The latest plan addressed several comments and concerns laid out by City Staff in response to the previous SPA application which was submitted at the end of 2019. The several minor exterior and interior revisions introduced in the latest application bring the new building a step closer to construction.

Several of the changes affect the building's exterior, including revised stepbacks to comply with the site's zoning by-law, relocation of the building maintenance unit on the mechanical penthouse level to minimize its visual impact on the tower's exterior, and the addition of a canopy above the primary residential entrance to address wind concerns.

Revisions to the exterior cladding include the implementation of suggestions from the City that back-painted spandrel panels planned for curtainwall-glazed sections of the tower be replaced with shadow box spandrel detail to achieve a visually cleaner facade, and sections of spandrel cladding at the tower base be replaced by transparent glazing with frit pattern. Other minor cladding revisions include increased railing heights for upper-level outdoor spaces.

Upon the request of City staff, updated renderings of the building have been produced—specifically including realistic depictions of spandrel and vision glass placement—which will be used to assist in evaluating the impact of the proposed changes on the protected St James Cathedral view corridor.

Among the other changes proposed, a few cover the building's amenity spaces, including a redesign of the level 47 amenity terrace to accommodate a pet relief area, and changes to the mezzanine level amenity to incorporate a pet spa with wash basins, hair drying, and other pet grooming equipment.
