As your Closing Date approaches, there are a few important
milestones and tasks that take place to ensure everything is ready for you to
receive the keys. The information below outlines what to expect in the two
weeks before closing and how to prepare for a smooth move-in.
Pre-Delivery Orientation (PDO)
Before your scheduled Closing Date, you’ll be invited to
attend a Pre-Delivery Orientation (PDO) at your new home.
The PDO is a guided walkthrough designed to:
- Familiarize
you with your home’s features and systems
- Review
general operation and maintenance
- Identify
any outstanding items that may need attention prior to closing
This appointment is also a good opportunity to think ahead
about move-in logistics and confirm access for appraisals, if required by your
lender.
PDO appointments are scheduled during weekday business hours
and may be offered in person, by video call, or with a designated
representative.
Preparing for Your Legal Closing
During this time, you’ll also be completing the legal and
financial steps required for closing.
This typically includes:
- Reviewing
your Statement of Adjustments (SOA) with your lawyer, which outlines the
final balance due on closing and any applicable credits or adjustments
- Signing
closing documents at your lawyer’s office
- Finalizing
financing (if applicable), and insurance
The Statement of Adjustments is typically available one week
prior to your Closing Date, allowing time for review and for any questions to
be addressed before funds are transferred. This is provided directly to your
lawyer.
Your lawyer is your best source for confirming the status of
documents, funds, and registration. Staying in close communication with them in
the days leading up to closing can help everything proceed smoothly.
Setting Up Utilities
In the weeks leading up to your Closing Date, you’ll be
advised which utilities and services need to be set up prior to move-in.
Depending on the type of home purchased, you may need various utility accounts
for services such as gas, water, and electricity, though specific requirements
can vary by home and community.
If you have questions about utility requirements for your
individual home, the Customer Experience Team is happy to help clarify what
applies to you.
Planning Your Move
As you prepare to move in, keep in mind that new communities
and buildings may still have active construction nearby.
When planning your move:
- Be
mindful of construction traffic in the area
- Consider
scheduling large moving trucks or deliveries later in the day or on
weekends
- Allow
flexibility for site access and parking
Your Customer Experience Coordinator will keep you informed
by email if any work is scheduled near your home that may be disruptive, such
as driveway paving or curb installation. We do our best to provide advance
notice and include anyone scheduled to move in around the same time.

Please ensure we have your most up‑to‑date contact
information, including your mobile phone number and email address.
As you approach closing:
- Your
lawyer is your primary contact for legal and financial matters
- The
Minto Construction Team will coordinate your PDO and Closing Date Walkthrough
- Your
Minto Customer Experience Coordinator is available to help guide you if
you’re ever unsure who to contact
Closing Day Walkthrough
On your scheduled Closing Date, you’ll attend a Closing Day Walkthrough
with a member of the Minto team.
During this appointment, we will:
- Review
the items identified during your PDO
- Confirm
which items have been completed
- Provide
updates on any remaining items and next steps
- Answer
any questions about your home or community
This walkthrough is an important milestone and takes place
even if keys are not yet releasable at the time of the appointment.
Welcome Home:
Receiving Your Keys
Keys are typically available in the afternoon on your
Closing Date, once confirmation is received from both your lawyer and Minto’s
legal team that all legal and financial requirements have been completed.
Since getting your keys depends on legal registration and
the transfer of funds, we recommend planning your move with some flexibility.
Scheduling movers for the day after closing can help avoid unnecessary stress
if key pickup occurs later in the day or the following morning.
If keys are not available at the time of your Closing Day
Walkthrough, the walkthrough will still take place, and we’ll confirm next
steps for getting your keys as soon as legal requirements are complete.
